Second Quarter Real Estate Stats | Sarasota FL | sarasotadavid.com

Second quarter real estate statistics for Sarasota are out for single family homes.  There aren't many surprises for those of us in the real estate business.

As has been the case for the past few quarters, total sales volume is down slightly, but demand produced modest median sales price increases.

Median sales prices increased 4.8% from a year ago, and increased slightly from the last quarter.

One sign that the inventory of homes for sale is tightening is new pending home sales.  Pending home sales are a possible indicator of future sales.  Months of supply is down from last year as well.  If you own a home, it may be a good idea to put it on the market as prices continue to climb due to heavy demand.

I've lalways been impressed by the speed at which Renaissance at the West Villages has been selling since it opened in January 2017.

If you've been following my blog or if you've subscribed to my YouTube Channel, you've probably seen my periodic updated videos as new construction takes shape in the community.

Waterside New Homes for Sale | Lakewood Ranch | lakewoodranchdavid.com

Yesterday between rain showers I visited Waterside at Lakewood Ranch, an exciting new home community.

Much like most new construction, there's bits of information all over the place for Waterside.  In my role as new home specialist, assisting home buyers for this community, I've been gathering everything I can find, and putting this information in one place in my blog and on my website, lakewoodranchdavid.com.

Four builders are well underway in Waterside, with new homes eventually ringing 20 miles of shoreline over 7 huge lakes.  Thankfully, there's more emphasis on coastal themed designs than the typical Mediterranean styles we have seen for a number of years.

The planned 12 neighborhoods have been designed to be walkable to Waterside Place, as well as a planned 8 acre lakefront park.  Two communities, Shoreview and Lakehouse Cove, are the first to be under construction and already have a good selection of model homes available.  Prices start in the mid $400's and go up to $1.5 million.

Waterside will eventually have over 5100 homes, which will be interwoven with connected trails.  Lakehouse Cove will have a resort style ( and by resort, I mean 5 star resort) cluster of a club house, pool, waterfront green spaces, and probable kayak launch.  This will link with Waterside Place, which will be a new town center for Lakewood Ranch in addition to Main Street.  Shops, restaurants, a waterfront board walk, condos and apartments, office and commercial space, and the future home of The Players Theater, which plans on having 300 events per year.  Waterside Place construction is ready to begin soon.

As I have done successfully in The West Villages, I will be continually updating you on the progress of Waterside Place through the use of my drone fleet.  Many have been amazed as they follow my videos on my YouTube Channel, as new home communiites take shape.

New Construction Home Inspections | Sarasota FL | sarasotadavid.com

I specialize in helping buyers with new construction homes.  They often ask me about having their own inspection prior to close.

You have every right to hire your own inspector.

During the construction period, in Sarasota County, a county inspector will visit a new construction home an average of 51 times.  These inspectors are checking for building code compliance.  They are not checking to make sure all your outlets are in the right place and that the plumbing doesn't leak.

To be sure, your builder will have a pre-closing walk through with you, or with me as your buyer's agent, if you can't be present to close. Your Sarasota or Venice new construction home will have a warranty, during which time you can have any structural defects repaired.

I have heard horror stories of things that a buyer's inspector found that the builder missed.  Remember, builders hire subcontractors, and not all subcontractors offer the same quality or pay the same attention to detail.  You could have improperly connected wiring, broken roof tiles, or an HVAC system that isn't installed or tested properly..

Many times, your Sarasota new construction home is your dream home.  Why mar the experience of buying a  new home, only to find out there's a major problem the builder missed?

Home inspectors handle new contruction inspections differently than resale homes.  They may offer that they visit the home periodically and meet with the construction supervisor as the build progresses, or it may be as simple as a one visit inspection.

Many of my clients decide not to hire a home inspector, with good experiences with their homes once they closed.  It's good to know you have an option if you'd like to ensure your new home move in goes smoothly.

I recently got to tour the just completed model homes at Hampton Lakes, a brand new, new constuction single family neighborhood in Sarasota.

Hampton Lakes is located 11.5 miles east of I-75 off Fruitville Road.  Yes, it's way out there, but it has some unique features certain buyers will be looking for.

Hampton Lakes is offering 3 to 12 acre homesites, an extreme rarity among new home communities.  Future residents can build a separate garage that matches their home style, in addition to attached 2 or 3 car garages.  The size of the home sites is perfect for those buyers who value privacy, and want extra enclosed space for cars, boats, golf carts, or other grown up toys.

Today I toured Heron Landing, a new executive home subdivision in Sarasota, east of I-75 off Clark Road.

These homes will sit on wide home sites, allowing all to have 3 car garages.  Expect prices in Heron Landing to start in the low $500,000's, which will include lot premium.


The Kerrville model home will have 5 bedrooms with options for a theater room, den, or larger closets.


The Brookside model uses contemporary wood-look ceramic tile and generous open concept living.

March 2018 Update | The West Villages Venice FL | newhomes.davidbarrhomes.com

As your Venice and Sarasota new homes specialist, it's my job to keep you up to date on the latest news. 


I’ve been specializing in new home sales in Sarasota and Venice for a while now.

We’ve been in a tight resale market, which is causing home buyers in our area to look at new construction homes. If you’ve heard about new home starts being down nation wide, that absolutely does not apply to our local market here in Sarasota and Venice.


By the way, while we’re on the subject, you absolutely need your own Realtor when you’re looking for a new home. The builder advertised prices are the same. They rely on us to help them, and you should rely on me to help you. Check out my podcast on this subject.

Specializing in new home sales in my local market means I am dedicated to keeping you as a consumer up to date, so when I was invited to a breakfast meeting recently by The West Villages, I had to make sure I was there.

In case you’re not familiar with The West Villages, it’s a 10,000 acre master planned community that will eventually have 25,000 homes when completed. Right now, there are 7 neighborhoods, all from different builders, and all of them are building new construction homes and villas. The West Villages is THE hub of new home construction in Sarasota County.

So, here’s what’s happening in The West Villages. First, another new home community is coming online in late April called The Oasis at The West Villages. Oasis will be featuring 140 single family homes on wide lots, which means these homes will all have three car garages. The homes will be semi-custom, so I expect very few of what builders call inventory or quick move in homes will be available here. Base prices start in the mid $300,000’s and go up from there after lot premium and your semi-custom upgrades.

More news in The West Villages is the planned addition of a traffic light on Tamiami Trail at Islandwalk and Gran Paradiso coming sometime this summer. Another light will be installed at the intersection of Tamiami and West Villages Parkway by the end of 2018.

If you’ve been to Renaissance at The West Villages, you’ve seen how quickly those have sold. They’re opening a new phase in July of this year, and that will coincide with the grand opening of their huge community pool and club house. I have video of the 2nd phase clearing and the club house under construction on my website davidbarrhomes.com. Click on the new homes button on the main menu and click on Renaissance. You’ll find their current quick move in homes, the video, and floor plans.

By the way, did you know that Mattamy Homes, the builder of Renaissance, is a Toronto based company and was named after the owner’s two children, Matt and Amy? Mattamy Homes is privately owned and is Canada’s largest home builder. Peter Gilgan, the owner, is building a legacy company.

During the West Villages breakfast meeting, someone sitting next to me said “Wouldn’t it be nice if all the fees and HOA fees for all these new home communities were listed in one place?” I couldn’t agree more, which is why I’ve compiled all this for you, and again, it’s on my website davidbarrhomes.com. New Construction Home Buying Process | Sarasota FL | blog.floridanewhomes.com


What happens after you have decided on the new home community and floor plan?

So you’ve toured model homes and are ready to start the new home buying process. The next step involves reserving a home site. Builders release home sites for sale in small batches. Part of this is the local government permitting process, and part of it is the builder creating a favorable supply versus demand situation, in other words, a sales technique.

Take this next piece of advice to heart: This step in buying your new home is where failure and disappointment happens most. IF you have selected just THE PERFECT lot in the community, you must be prepared act on reserving it immediately. This is not for the faint of heart or if you are the type of person who often has buyer’s remorse. The fact is that our local Sarasota and Venice real estate market is extremely active, and there are more buyers than available home sites at any one time.


The builders know this. If you fail to reserve your preferred home site, the builders know some other buyer will take it. The builder is in business to make money, and they have sales targets to achieve. The builder likely will NOT contact you if you express interest in a lot, but haven’t reserved it, and will sell it to another buyer who is eager to move forward.

If you are interested in what many builders refer to as “inventory” or “pre-construction” homes, your ability to choose your finishes, such as kitchen cabinet color, floor tile, and carpet, is extremely limited. The builder has already ordered these items as a bundle, and they can’t be changed. The good news is that builders know what most buyers want. You’ll probably get a very nice combination of colors and some upgrades, you just can’t customize your new home fully like you would be able to if you built your new construction home from scratch.

Also, beware of builder incentives. They remind me of furniture stores. “Come in today for 50% off this weekend only”. As a savvy consumer you know that discount is off an inflated price, right? Same for new home builders. They offer what look like attractive incentives. The best way for you to make a decision on which new construction home to buy is to compare apples to apples. How much will this home cost with builder 1 versus a similar home with builder 2.

Another incentive builders use frequently is a discount on closing costs, if you use the builder’s title company. One in particular offers $5000 toward your closing costs, but a lot of their closing costs are negotiable. As your buyer’s agent for your new construction home purchase, I can help you ask the builder to provide a list of their closing costs, and get quotes from other title companies or real estate attorneys.

Artistry | New Homes for Sale Feb 2018 Update | Sarasota FL

The last time I updated you on Artistry new homes in Sarasota was back in November 2017.  Since then, a lot of new construction progress has been made.

The community pool is about 90% completed, and a large group of new home sites has been released for sale.  Artistry set out to be different from the prevalent Mediterranean-themed architecture found in our area's new home construction.  Artistry is marketing themselves as more contemporary, but you may have to look past some of the over-the-top decorator elements in the model homes to appreciate their floor plans.

Zillow | Local Real Estate Marketing | Sarasota FL

More in the news today about Realtors afraid of Zillow. The problem is not data; it's how we present real estate data to potential customers online. After all, Zillow doesn't have any data we don't give them.

Zillow does a good job at presenting public information in a friendly user interface. There are not enough individual Realtors who understand user experience and online marketing, who are ready to take on the hyper local marketing necessary to combat Zillow and their 3,200 employees in their Seattle skyscraper. Gathering local information about condos, neighborhoods, new homes, videos, photos, schools, nearby attractions and amenities, is a lot of work, but it's necessary.
