Cielo and Vicenza New Homes Coming Soon | Venice FL | David Barr Realtor

As usual, there's lots going on in Venice FL new home construction. A total of 4 communities are in site preparation mode, with sales centers nearing completion.  The communities are in the area of Milano, on Jacaranda Blvd.  These are Aria, Cielo, Vicenza, and Venice Woodland . Three of the 4 are by Neal Communities:  Aria , offering larger executive homes, and Cielo and Vicenza, offering homes like those built most recently in Milano. Cielo is located south and west of the intersection of Laurel Road and Jacaranda.  Pricing should be similar to Milano, from the high $200's to the mid $400's.  There will be new floor plans, like sister community Indigo in Lakewood Ranch . I really enjoy working with home buyers, especially when it comes to new homes. Since I've been specializing in new home sales for a while, I know many buyers don't contact a Realtor, but go directly to the home builders.  I guess it's because these buyers think they can get a better deal without a Realtor being involved, like a for sale by owner home. Nothing could be further from the truth.  Two things you should know: 1) The new home builders rely on Realtors to bring clients through their doors and help them market their properties to the public.  In fact, I was told by a new home sales associate that they get calls asking if I work for them, because they are seeing my online marketing for their community. 2) A Realtor is another set of eyes and ears working for you.  Recently, I was touring new homes with a client who was ready to buy.  He was excited about the price and the design elements of the home.  However, he never went out on the lanai...

Tra Ponti Villaggio is a new construction community of courtyard homes.  There's also 4 ICW-facing town homes, which have been sold. Tra Ponti Villaggio in downtown Venice FL. The remaining units are adjacent to the Venice Avenue bridge.  High build quality in the already built homes will likely prevent traffic noise from being a nuisance. The courtyard areas are perfect for a private pool, while some owners have opted for a grassy spot for their pets.  Split bedroom, open concept floor plans and high ceilings make Tra Ponti Villaggio a nice choice for those who want more of an urban living experience. I'm seeing more and more 2 story homes being built.  With this trend comes some issues you should be aware of. As you can see in the photo above, some new home builders are using wood frame on the 2nd floor.  Some builders are building what they term "block on block", or concrete block on the 2nd floor, instead. As a new home buyer, you have a choice to make.  All concrete block is a bit more expensive than block and frame.  You may have a cost advantage in homeowner's insurance if the home is all concrete block.  The survivability of an all concrete block home in the event of a hurricane is also greater.
