In our area's new home building boom, there aren't a lot of condos in the pipeline. Bay Street in Osprey, just south of Sarasota and Palmer Ranch, is a pleasant exception.
Bay Street has an excellent location close to either Siesta Key or Nokomis Beach, near most of Sarasota's major retail and entertainment. Watercrest in Venice FL is so new, it's not even on the builder' website.
If you've noticed the construction and concrete privacy wall going up on the northeast corner of the Jacaranda traffic circle, you've seen the future location of Watercrest.

New construction paired villas are returning to the menu of home choices at popular Islandwalk in Venice.
Two new Garden Series villas are available: the Seagrove and the Cascadia. Each offers 2 bedrooms plus flex room, 2 baths, and 1448 to 1602 square feet of living space. Islandwalk has five "quick move" villas set for December 2016 occupancy.

Most home buyers don't deal with new construction every day. Those of us that do are still amazed at how quickly a new home community can take shape.
A good example of this is Toscana Isles in Venice. Since I first started photographing and writing about Toscana Isles, it has consistently received the most interest from potential buyers, both here on this blog, and on my website.

Rapalo, the newest new home community in Venice, is taking shape very quickly.
The sales center is now open in their first model home. I am impressed by the open flow of the living and dining area, and the generously-sized eat in area in the kitchen. It feels like a lot of house for the money.
Rapalo homes are budget friendly, and you get some nice upgrades at no extra charge, such as granite in the kitchen and paver driveways.
The first phase of Rapalo will sell even more quickly now that the model home is completed. I wouldn't be surprised to see the best lots in this section sold by the end of the year.

I've been getting a lot of interest from home buyers about Rapalo, a new single family home community in Venice.
The sales center and model home are progressing nicely.
Rapalo will have 109 single family homes with resort style community pool. Prices start in the low $200's, which is lower than current sales prices in neighboring Ventura Village and Pennington Place.

Plans were announced this week to build a new town in Southwest Florida powered completely by solar energy.
Babcock Ranch is east of I-75 between Punta Gorda and Ft. Myers, and is similar to Lakewood Ranch in Manatee County in size. Babcock Ranch is expected to consist of 20,000 homes priced from $250,000-$900,000. Following Lakewood Ranch's lead, Babcock Ranch will have a higher density downtown core of commercial buildings surrounded by residential development. With this number of homes, Babcock Ranch will be larger than the current population within the city limits of Venice.
Energy supplied to Babcock Ranch will come from a 75 megawatt solar plant nearby operated by FPL. Residents shouldn't expect to be "off the grid" in Babcock Ranch, since power will be supplied through FPL's main power grid during peak energy use and night time. Electric rates will be the same as the rest of FPL's residential customers.

I toured Islandwalk with customers on Friday and was impressed with some incentives on under-construction homes.
These homes are Taft St. models, with water view, priced in the mid $250's including home site. Comparable resales in Islandwalk, and comparable new homes in Villages of Milano, are $25,000-$40,000 more.
As your Sarasota and Venice new homes specialist, I work with a lot of people who are unfamiliar with the process of purchasing a new home. Here are some answers to common questions, and some things to look out for.
Home site selection: The advertised price usually does not include what is known as a "lot premium". Some of the builders in our local market do list spec homes in the MLS with an all-inclusive price. A lot premium is usually applied for a preserve view or a lake view. Those can run between $10,000 and $60,000, in addition to the price of the actual home. Negotiability: In real estate everything is negotiable, but less so in new construction. In our local market, the builders know they will sell out because of a shortage of resale homes. From time to time, I post updates about builder incentives which include discounts on lot premiums and designer upgrades. The new home community of Rapalo in South Venice is now open, with the first new home under construction.
Rapalo is located in South Venice, on Hwy 776 just south of the intersection with Jacaranda.
The community will consist of 109 new homes, all with 3 bedrooms and 2 car garage floor plans. Prices will start in the low $200's.
