New Construction 2 Story Homes | Venice FL | David Barr, Realtor
As your Venice and Sarasota FL area new constuction specialist, it's my job to help you pick the right home and community for your needs out of the over 40 currently available.
I'm seeing more and more 2 story homes being built. With this trend comes some issues you should be aware of.
As you can see in the photo above, some new home builders are using wood frame on the 2nd floor. Some builders are building what they term "block on block", or concrete block on the 2nd floor, instead.
As a new home buyer, you have a choice to make. All concrete block is a bit more expensive than block and frame. You may have a cost advantage in homeowner's insurance if the home is all concrete block. The survivability of an all concrete block home in the event of a hurricane is also greater.
Did you see the home in Mexico Beach, FL that was left standing after Hurricane Micheal in October 2018?
This home was all concrete. The home owner went above and beyond building codes in an area much more prone to major hurricanes than Sarasota or Venice.

DR Horton and Neal Communities have begun work on two large new home communities east of I-75 off Laurel Road.
Neal is building a 700-home community that will be called "The Villages of Milano". A couple of model homes and what looks to be a sales center seem to be near completion as of this writing. You can see this development on Jacaranda Rd, between Boundary and Laurel Rd.
I've been told that DR Horton is developing a site for 800 homes, with ground being broken just west of the Willow Chase subdivision on the north side of Laurel Rd. It looks like DR Horton will be developing the former Stay N Play RV park and surrounding area.
On top of that, Neal is also planning on a 250 home community further east on Jacaranda at Border Rd called The Woods of Venice.

Sunrise Preserve is coming to Palmer Ranch in Sarasota.
Sales are expected to start first quarter of 2018. The site is quite a bit larger than it appears from Honore Avenue, directly across from The Hamptons.
Sunrise Preserve will compete with nearby Village Walk as a resort style community with full time activities director. There will be a resort style pool and clubhouse, and plenty of sports courts such as tennis, pickle ball, and basketball. Homes will have 2-4 bedrooms with 1593-2623 square feet of living area.

Sunrise Preserve is being built partially on the former Sunrise Golf Course, extending to Honore just across from The Hamptons.
