Villages of Milano is Now Open

Yesterday was the broker open house for the highly anticipated new home community of Villages of Milano in Venice FL.  The public grand opening will be Saturday, November 7, 2015.

The Villages of Milano is the sister community to Grand Palm, built by Neal Communities.

With an impressive list of amenities, the HOA fees at Villages of Milano are very low, between $285 and $422 per quarter, depending on home and lot size.

Prices at Villages of Milano are slightly less for the same floor plan at Grand Palm.

The Villages of Milano should be extremely popular.  There is no CDD fee, unlike other new home communities in Venice.

New Homes on Venice Island

Sienna Village, a small new home subdivision on Venice Island in Venice FL is now available.

Sienna Village has 11 home sites (including the current model home) for luxury custom homes with a Mediterranean flair.  Prices including homesite start in the $700,000's.

The builder will work with the homeowner's individual tastes.  The model home is almost complete and should be open in the next few weeks as of this writing.

Chateau Venice | New Luxury Condo on Venice Island

Today I toured an open house for Venice's newest luxury condominium residence, Chateau Venice on Venice Island.

Chateau Venice is exclusive with only 4 residences.  Located at 708 W. Venice Avenue, Chateau Venice is just a stone's throw from Venice Beach and an easy walk or bike ride to downtown Venice.

Chateau Venice features a long list of luxury amenities, including 10 ft. ceilings, premium flooring, cabinetry, appliances, and counter tops.  The building itself is poured concrete construction for sound, storm, and fire protection.  Each residence is 1,827 sq. ft. with 3 bedrooms and 2 baths.

Prices start at $680,000.  For a limited time, the builder, Bamboo Building Company, is offering a $30,000 incentive.  Please contact me to take advantage of this incentive.

Update: Toscana Isles and Villages of Milano in Nokomis/North Venice FL

Back in July I wrote a blog about two large new home communities that were undergoing site prep off Laurel Rd in Nokomis and North Venice, near Venetian Golf and River Club.

DR Horton is building 800 new homes at Toscana Isles on the former Stay N Play site in Nokomis. It's still so new, it's not listed on DR Horton's website, but I expect similar floor plans and prices to DR Horton's Caribbean Village.  You can learn more about Toscana Isles on my website.

A bit further east on Laurel Road, at the intersection of Jacaranda, new homes by Neal Communities called Villages of Milano are beginning to take shape.  700 Mediterranean-inspired homes are planned, with different front elevations but similar floor plans to the coastal-inspired Grand Palm.  Read more about Villages of Milano on my website.

More Venice FL New Homes | DR Horton

It looks like DR Horton is preparing another site for more new homes in Venice FL.

According to Sarasota County tax records, vacant land being cleared and prepped at the entrance to Ventura Village off Hwy 76 in Venice belongs to DR Horton.

When re-zoned for residential use, the two vacant lots consisting of a total of 36 acres could support 80-100 new homes. This is similar to DR Horton's new home community of Calusa Park off Laurel Rd. in Nokomis.

New Homes Best Kept Secret | Venice and Sarasota

Most new home buyers look to newly cleared subdivisions as an indication of where to look for new homes.

DR Horton is taking a different approach with what I think is one of the best kept secrets in new homes in Sarasota or Charlotte Counties.

In South Gulf Cove, DR Horton is now building brand new single family homes on individual 10,000 sq. ft. and larger lots on boatable saltwater canals (lock access to the Myakka River/Charlotte Harbor) starting at $185,000, without private pool.
South Gulf Cove has a voluntary HOA.  A similar home in one of DR Horton's Venice or Sarasota subdivisions can start at $250,000 with an HOA fee, without waterfront or boating access.

Divosta just announced the opening of new homesites in Islandwalk in Venice FL.

The new homesites will be for Garden Series Homes, with lake views, on Posada St.  Islandwalk Garden Series Homes include the Noir Coast, Taft Street, and Steel Creek floor plans starting at $211,990.

Welcome to my new weekly feature I'm calling Floor Plan Friday.  I'll be showcasing some of the most popular new home floor plans from builders in the Venice FL area.

Lennar is currently offering the Alexandria model in Gran Paradiso.  Lennar has a multi-tiered selection of homes based on size and price:  Executive, Manor and Single Family.  The Alexandria is classified as a "Single Family" home with 1,904 square feet under air.  With 4 bedrooms, 3 full baths, and a high-demand, split bedroom, open floor plan, the Alexandria is a good value.

Base prices range $261,990-$264,990 (prices subject to change) depending on the elevation (front facade of the home).

New Homes for Sale | Coming Developments | Venice FL

DR Horton and Neal Communities have begun work on two large new home communities east of I-75 off Laurel Road.

Neal is building a 700-home community that will be called "The Villages of Milano".  A couple of model homes and what looks to be a sales center seem to be near completion as of this writing.  You can see this development on Jacaranda Rd, between Boundary and Laurel Rd.

I've been told that DR Horton is developing a site for 800 homes, with ground being broken just west of the Willow Chase subdivision on the north side of Laurel Rd.  It looks like DR Horton will be developing the former Stay N Play RV park and surrounding area.

On top of that, Neal is also planning on a 250 home community further east on Jacaranda at Border Rd called The Woods of Venice.

Islandwalk | New Home Sites Available | Venice FL

Islandwalk today announced some home sites that have been opened for new construction.

These homesites will be on the water near the amenities center and will be for the Garden Series homes, which are 2 bedroom/2 bath single family homes starting at 1,289 square feet with a base price (without lot premiums) starting at $207,900.

Gran Paradiso | New Homes by Sam Rodgers | Venice FL

Most people looking at new homes in Venice are familiar with Gran Paradiso and Lennar, but many may not know there is a second builder, Sam Rodgers Homes.  They are also building custom luxury homes in Gran Paradiso under their Arthur Rutenberg division.

Sam Rodgers homes are a step up from Lennar's offerings in size, price, and features.  They are more of a custom builder and can make just about any change to any home feature.  Some of the basics include 10' ceilings, tile roofs, 18" tile flooring, hard surface countertops, stainless steel appliances, and three car garages in every home they build..
As of this writing, prices for their entry level Bellisimo model with 3 bedrooms, 2 baths, and 2296 sq ft start at $389,700 plus lot.

Caribbean Village | DR Horton Now Available | Venice FL

DR Horton is starting another new home community in Venice called Caribbean Village.  No models are currently available, but they have already begun selling.

Caribbean Village is located at the intersection of River Road and Venice Avenue and will be comprised of 187 single family homes.  The community will be low density, so homes will not be stacked tightly, such as parts of Stoneybrook or Islandwalk.
DR Horton will be offering 5 floor plans  from 1,554 to 2,587 square feet under air, with prices starting right at $250,000.  Homes will be maintenance free with a clubhouse and fitness center, resort style pool, and bocce ball courts.  There is no CDD fee at Caribbean Village, and HOA costs are expected to be around $200 per month.

Having an Agent When Buying a New Home

This past weekend I toured Island Walk and Gran Paradiso with some new home buyers.  It illustrated how as a buyer, you should have a Realtor working with you when searching for a new home.

There are so many models now available from the new home builders in the Venice, FL area, a home buyer will appreciate how an agent working for them can direct them to the builders and communities that fit their needs.

My customers this weekend wanted specific home features, combined with a lot that had a south or west exposure for the pool.  Because I knew the new home communities, we were able to find the particular model and lot my customers were looking for.

Bay Street | DR Horton | Osprey FL

Yesterday I toured a new condo community in Osprey by DR Horton called Bay Street.

Bay Street is behind the once-abandoned Mediterranean-themed shopping area in Osprey, just north of the new Walmart.

Not many new condos are being built in our area.  Most builders are focusing on townhomes, semi-detached villas, or single family homes.

You can't beat this location. Developers back before the real estate bust bet big on this area, and now with the improving economy and increased buyer demand, DR Horton is offering a unique and affordable product.

Prices range from $200,000 to just over $250,000, with 2/2 and 2/2/den floorplans with 1244 sq. ft. to 1575 sq. ft.  A number of move-in ready units are available now.

New Homes | Woodwind by Neal Communities | Venice FL

I just toured two brand new model homes at Windwood by Neal Communities.

If you like the idea of a brand new home with zero CDD fees and low monthly homeowner association fees (only $1,177 annually), then Windwood might fit the bill.  The drawback is that Windwood will have no community pool or clubhouse, and yard maintenance is the responsibility of the homeowner.

There are 5 floor plans offered in Windwood, with the starting price for the 1772 square foot Expression model at $259,900.  The most expensive model, the 2-story Ovation model, provides 2577 square feet and starts at $304,900.  These prices include base home site, and lot premiums apply for lake and preserve views.

I have been a fan of other Neal Communities new home developments, but I feel like Windwood misses the mark.  The Expression model has a lot of wasted space with an outdated formal living room that is not open to the rest of the house.

I am also not a huge fan of 2-story homes in our area, especially at resale…
