Garden Condos | Esplanade on Palmer Ranch Sarasota | David Barr Realtor

New garden condos are available in Esplanade on Palmer Ranch . In case you're not familiar, Esplanade is located on Honore, south of the established neighborhood The Isles on Palmer Ranch.  This is an active lifestyle neighborhood, with a resort level club house and pool, with Bahama Bar, tennis, pickleball, hiking and biking trails that connect to The Legacy Trail, and a full time activities director. The garden condos are the same floor plans you'll find in it's sister community, Esplanade at Lakewood Ranch .  Prices start in the mid to upper $200,000's.  The first set of condo buildings is immediately adjacen to the club house. Three New Downtown Luxury Condos | Sarasota FL | David Barr Realtor

There's a lot of new construction happening in downtown Sarasota. BLVD Sarasota  is an 18 story condominium with 49 residences. It is over half sold, with prices starting around $2 million.  These condos will have 3500 to 3900 square feet of living space, with expansive outdoor living spaces and floor to ceiling windows.  The   Ritz Carlton  is building another 18 story luxury condo building with 73 residences, on the site of the former Quay, with direct waterfront access.  Connected by a private walkway, only a stone's throw from the Ritz Carlton Resort, these condos will have floor plans from 3095 to 4855 square feet of living space.  These will have a much more contemporary vibe than existing Ritz Carlton properties. Auteur Sarasota  will add another 18 story condo tower next to the Sarasota Hyatt Regency, with 56 residences. So you've got your home up north under contract, and you're coming to the Sarasota area to look for your new home. You should be prepared to bring a couple of things with you on your trip. First off, you should bring a copy of the contract for the sale of your home up north.  The builder would like it to be non-contingent, meaning that inspections have been completed and agreed to, and the buyer for your home has had their final mortgage approval. Secondly, you should bring a check book for a deposit on your new home here in the Sarasota area.  Some builders ask for a minimum initial deposit of $10,000 down to reserve your home. Third, you should be prepared to make another trip back to the area, to visit with your new home design coordinator to pick your finishes like flooring, cabinets, and tile, if you are building from the slab.    After this consultation, some builders will ask for the remainder of your overall 20% down on the purchase of you...

Two quick move in homes have been released for sale in Worthington. I last updated you on Worthington in mid January 2019.  Worthington's quick move in homes are as of this writing about 90 days away from completion.  There's a Calusa model and a Halifax model available.  The Calusa model has 4 bedrooms and 3 baths, with 2620 square feet of living space, priced at $505,990, which includes any lot premium.  The 2 story Halifax has 4 bedrooms and 3 baths, with 3031 square feet of living space.  It's priced at $541,000.  For more information, visit my websit e. Promenade Estates New Homes Coming Soon | Sarasota FL | David Barr Realtor

Earlier this month ( January 2019), I issued an e-newsletter highlighting 6 new home communities in the Sarasota area. Add one more to the list.  Promenade Estates is coming soon to the Palmer Ranch area. Located on Honore Avenue, south of Central Sarasota Parkway and directly across from Hammock Preserve, there's not much information available yet. Site of Promenade Estates in Palmer Ranch in Sarasota Existing competing new home communities in Palmer Ranch offer paired villas, some town homes, and upscale single family homes, most of which I expect will be available in Promenade Estates.  The builder, DR Horton, has a luxury home series called Emerald Homes, which I expect will occupy a section of the site, much like they are doing in Toscana Isles in nearby Nokomis/North Venice. If you're looking for a new home in Sarasota and haven't been to Sunrise Preserve, I've got a video tour for you. Hammock Preserve Pool and Club House Now Open | Sarasota FL | David Barr Realtor

I recently toured the new community pool and club house at Hammock Preserve in Palmer Ranch. Homes in Hammock Preserve start in the low $300,000's, but you'll end up in the mid $400,000's after lot premium and interior upgrades.  If you've been to Sandhill Preserve , its by the same builder, with most if not all of the same amenities and similar floor plans. New clubhouse at Hammock Preserve in Sarasota Hammock Preserve is located on Honore Road, south of the traffic circle at Central Sarasota Parkway.  You can also take Hwy 681 from the south, and drive north at the traffic light on Honore. Hammock Preserve community pool Fitness center in Hammock Preserve For an upscale community, fees in Hammock Preserve are low.  The HOA is $220 per month, and unlike new construction in Lakewood Ranch or in The West Villages in Venice , there is no CDD fee. As your Sarasota new construction sales specialist, I'm gathering information on all the area new home communities in one place to make your search easier. I recently toured Worthington , located east of I-75 on Palmer Blvd, at the intersection of Iona Road. Worthington will have 150 single family homes, most with some kind of water or private preserve view.  There's not much information about Worthington yet, but I expect them to compete directly with adjacent new home community Artistry in size and price.  That means starting prices in the mid to upper $400,000's and floor plans with 3 car garages.  They will be offering 3 architectural designs:  Tuscan, West Indies, and Craftsman styles. You can also expect a list of amenities common with these types of homes, with gated entry, community pool and club house, with yard maintenance included.  There shouldn't be any CDD fee with Worthington, and HOA fees should run somewhere between $200 and $300 ...

Hidden Creek New Homes for Sale | Sarasota | David Barr Broker Associate

As your Sarasota and Lakewood Ranch new home sales specialist, I recently reported on Hidden Creek town homes in Lakewood Ranch.  Just to confuse us Realtors and the public, there's a new subdivision under construction in Sarasota with the same name. Hidden Creek in Sarasota will have paired villas and single family homes.  The paired villas will have 3 bedrooms and two baths, starting in the low $200's.  The single family homes will be either one or two stories, with starting prices in the low $300's.  HOA fees for the villas is $110 per month.  Fees for the single family homes hasn't been announced, but expect them to be a bit lower, under $100 per month.  Even better:  no CDD fees . A planned community pool, club house, playground, and walking trail round out the list of amenities. New Homes Best Kept Secret | Venice and Sarasota

Most new home buyers look to newly cleared subdivisions as an indication of where to look for new homes. DR Horton is taking a different approach with what I think is one of the best kept secrets in new homes in Sarasota or Charlotte Counties. In South Gulf Cove, DR Horton is now building brand new single family homes on individual 10,000 sq. ft. and larger lots on boatable saltwater canals (lock access to the Myakka River/Charlotte Harbor) starting at $185,000, without private pool. South Gulf Cove has a voluntary HOA.  A similar home in one of DR Horton's Venice or Sarasota subdivisions can start at $250,000 with an HOA fee, without waterfront or boating access.
