New Homes Best Kept Secret | Venice and Sarasota
Most new home buyers look to newly cleared subdivisions as an indication of where to look for new homes.
DR Horton is taking a different approach with what I think is one of the best kept secrets in new homes in Sarasota or Charlotte Counties.
In South Gulf Cove, DR Horton is now building brand new single family homes on individual 10,000 sq. ft. and larger lots on boatable saltwater canals (lock access to the Myakka River/Charlotte Harbor) starting at $185,000, without private pool.
South Gulf Cove has a voluntary HOA. A similar home in one of DR Horton's Venice or Sarasota subdivisions can start at $250,000 with an HOA fee, without waterfront or boating access.

Earlier this month ( January 2019), I issued an e-newsletter highlighting 6 new home communities in the Sarasota area.
Add one more to the list. Promenade Estates is coming soon to the Palmer Ranch area.
Located on Honore Avenue, south of Central Sarasota Parkway and directly across from Hammock Preserve, there's not much information available yet.
Existing competing new home communities in Palmer Ranch offer paired villas, some town homes, and upscale single family homes, most of which I expect will be available in Promenade Estates. The builder, DR Horton, has a luxury home series called Emerald Homes, which I expect will occupy a section of the site, much like they are doing in Toscana Isles in nearby Nokomis/North Venice.
