Our new construction boom isn't bringing us many condos, but Bay Street in Osprey, just south of Sarasota and Palmer Ranch, is one very nice exception.

Calusa Park in Nokomis FL

Calusa Park is a newer home subdivison of 80 single family homes in Nokomis just off Laurel Road.  The last new home has been built and new home sales have practically been closed out.

There are a few resales already popping up here.  Take a look at the neighborhood from a bird's eye view, including the community pool.

Bay Street in Osprey FL

In our area's new home building boom, there aren't a lot of condos in the pipeline.  Bay Street in Osprey, just south of Sarasota and Palmer Ranch, is a pleasant exception.

Watercrest, Venice FL's newest new home community

Watercrest in Venice FL is so new, it's not even on the builder' website.

If you've noticed the construction and concrete privacy wall going up on the northeast corner of the Jacaranda traffic circle, you've seen the future location of Watercrest.

As your Venice FL new home specialist, it's my job to keep you up to date on the latest news.  Watercrest is planned to have 190 single family homes, with prices estimated to start in the mid $300's.  Construction is already starting on the model home and sales office.

Islandwalk Again Offering Paired Villas | New Homes | Venice FL

New construction paired villas are returning to the menu of home choices at popular Islandwalk in Venice.

Two new Garden Series villas are available:  the Seagrove and the Cascadia.  Each offers 2 bedrooms plus flex room, 2 baths, and 1448 to 1602 square feet of living space.  Islandwalk has five "quick move" villas set for December 2016 occupancy.

Caribbean Village Update | New Homes for Sale | Venice FL

Yesterday I visited Caribbean Village, a new single family home community in Venice.  As with the other new home developments in the Venice area, there is quite a bit of activity.

One of the best features about Caribbean Village will be the community pool and clubhouse.  The new facility will be set on a peninsula surrounded by a large lake, with several spectacular fountains.

Caribbean Village's club house will eventually house a state of the art fitness center and meeting room.

Toscana Isles | Venice FL New Homes | Construction Update June 2016

Most home buyers don't deal with new construction every day. Those of us that do are still amazed at how quickly a new home community can take shape.

A good example of this is Toscana Isles in Venice.  Since I first started photographing and writing about Toscana Isles, it has consistently received the most interest from potential buyers, both here on this blog, and on my website.

Rapalo | More Construction Progress | New Homes in Venice FL

Rapalo, the newest new home community in Venice, is taking shape very quickly.

The sales center is now open in their first model home.  I am impressed by the open flow of the living and dining area, and the generously-sized eat in area in the kitchen.  It feels like a lot of house for the money.

Rapalo homes are budget friendly, and you get some nice upgrades at no extra charge, such as granite in the kitchen and paver driveways.

The first phase of Rapalo will sell even more quickly now that the model home is completed.  I wouldn't be surprised to see the best lots in this section sold by the end of the year.

I've been getting a lot of interest from home buyers about Rapalo, a new single family home community in Venice.

Rapalo will have 109 single family homes with resort style community pool.  Prices start in the low $200's, which is lower than current sales prices in neighboring Ventura Village and Pennington Place.

New Homes in Vilano | Sarasota

Vilano is an exciting new home community in Sarasota, just east of I-75.

Vilano offers the unexpected: one acre home sites.  Buyers who value privacy will appreciate preserve or lake views, with large luxury homes starting in the $500,000's.

Vilano's HOA fees are kept relatively low ($240 monthly) for homes in this price range by paring down the extras: Vilano has no community pool or clubhouse.

Homes in Milano have 20 feet ceilings, iron staircases, side load garages, and standard paver driveways.  Residents enjoy huge bonus rooms which are perfect for home theaters or game rooms.

New All Solar Town Coming to SW Florida

Plans were announced this week to build a new town in Southwest Florida powered completely by solar energy.

Babcock Ranch is east of I-75 between Punta Gorda and Ft. Myers, and is similar to Lakewood Ranch in Manatee County in size.  Babcock Ranch is expected to consist of 20,000 homes priced from $250,000-$900,000.  Following Lakewood Ranch's lead, Babcock Ranch will have a higher density downtown core of commercial buildings surrounded by residential development.  With this number of homes, Babcock Ranch will be larger than the current population within the city limits of Venice.

Energy supplied to Babcock Ranch will come from a 75 megawatt solar plant nearby operated by FPL.  Residents shouldn't expect to be "off the grid" in Babcock Ranch, since power will be supplied through FPL's main power grid during peak energy use and night time.  Electric rates will be the same as the rest of FPL's residential customers.

Will it be successful? Lakewood Ranch has been, despite my opinions about it's continued growth and sprawl and traffic.  I suspect there will be enough buyers attracted to the clean energy aspect of Babcock Ranch that commercial and residential real estate will sell well.

Sarasota and Venice New Construction: These Facts May Surprise You

As your Sarasota and Venice new homes specialist, I work with a lot of people who are unfamiliar with the process of purchasing a new home.  Here are some answers to common questions, and some things to look out for.

Home site selection: The advertised price usually does not include what is known as a "lot premium". Some of the builders in our local market do list spec homes in the MLS with an all-inclusive price.  A lot premium is usually applied for a preserve view or a lake view.  Those can run between $10,000 and $60,000, in addition to the price of the actual home.

Negotiability:  In real estate everything is negotiable, but less so in new construction.  In our local market, the builders know they will sell out because of a shortage of resale homes.  From time to time, I post updates about builder incentives which include discounts on lot premiums and designer upgrades.  I will help you try to negotiate any and all terms with the builder whenever possible.

Using your own agent:  As your new home specialist, I represent your interests.  The builder sales associate is working for the builder.  There is no difference in price to you when you have your own Realtor represent you.  Even if you have spoken to someone in a new home sales center, you can still have your own agent.  In fact, a case could be made that the builder reps prefer working with buyers who have their own agent.

Sale of current home:  Many buyers have to sell their current home to buy a new home.  The builders will usually not write a contract with a sale of home contingency.  Once your current home has all contingencies removed, you should be ready to go with your selection of new home here in Sarasota or Venice.  

Price increases:  Time is of the essence.  Builders increase prices over time as demand increases.  One builder in our area increases prices after a certain number of homes are sold.  Don't be surprised if a price quoted to you three months ago is no longer valid when you are ready to move forward.

The new home community of Rapalo in South Venice is now open, with the first new home under construction.
