Babcock Ranch new home construction is progressing nicely since my last update a couple of months ago.  The Lake House adjacent to the town square is also nearing completion. Heron Landing is a new home development of 90 single family homes coming to Sarasota, just east of I-75 off Clark Road. Heron Landings will consist of executive homes set on oversized lots.  Prices start in the low $500's.   The low HOA monthly fee is $158, which is kept low due to there being no community pool or club house.  Most homes in Heron Landing will likely be built with private pools. Tra Ponti Villaggio is a Tuscan themed new home development on Venice Island in Venice FL, just steps to the main downtown shopping and entertainment district. Residences in Tra Ponti Villaggio are either semi-detached courtyard homes, or waterfront condominiums with direct access to The Venetian Waterway Trail and views of the historic Venice Train station. Neighborhoods with special new home pricing include  Caribbean Village , Toscana Isles , Rapalo , Preserve at The West Villages , and Bay Street . More in the news today about Realtors afraid of Zillow. The problem is not data; it's how we present real estate data to potential customers online. After all, Zillow doesn't have any data we don't give them. Zillow does a good job at presenting public information in a friendly user interface. There are not enough individual Realtors who understand user experience and online marketing, who are ready to take on the hyper local marketing necessary to combat Zillow and their 3,200 employees in their Seattle skyscraper. Gathering local information about condos, neighborhoods, new homes, videos, photos, schools, nearby attractions and amenities, is a lot of work, but it's necessary. Sunrise Preserve is coming to Palmer Ranch in Sarasota. Sales are expected to start first quarter of 2018.  The site is quite a bit larger than it appears from Honore Avenue, directly across from The Hamptons.
