Update: Toscana Isles and Villages of Milano in Nokomis/North Venice FL

Back in July I wrote a blog about two large new home communities that were undergoing site prep off Laurel Rd in Nokomis and North Venice, near Venetian Golf and River Club. DR Horton is building 800 new homes at Toscana Isles on the former Stay N Play site in Nokomis. It's still so new, it's not listed on DR Horton's website, but I expect similar floor plans and prices to DR Horton's Caribbean Village .  You can learn more about Toscana Isles on my website. More Venice FL New Homes | DR Horton

It looks like DR Horton is preparing another site for more new homes in Venice FL. According to Sarasota County tax records, vacant land being cleared and prepped at the entrance to Ventura Village off Hwy 76 in Venice belongs to DR Horton. When re-zoned for residential use, the two vacant lots consisting of a total of 36 acres could support 80-100 new homes. This is similar to DR Horton's new home community of Calusa Park off Laurel Rd. in Nokomis. Most new home buyers look to newly cleared subdivisions as an indication of where to look for new homes. DR Horton is taking a different approach with what I think is one of the best kept secrets in new homes in Sarasota or Charlotte Counties. In South Gulf Cove, DR Horton is now building brand new single family homes on individual 10,000 sq. ft. and larger lots on boatable saltwater canals (lock access to the Myakka River/Charlotte Harbor) starting at $185,000, without private pool. South Gulf Cove has a voluntary HOA.  A similar home in one of DR Horton's Venice or Sarasota subdivisions can start at $250,000 with an HOA fee, without waterfront or boating access.
