As your Venice and Sarasota new homes specialist, it's my job to keep you up to date on the latest news. 


I’ve been specializing in new home sales in Sarasota and Venice for a while now.

We’ve been in a tight resale market, which is causing home buyers in our area to look at new construction homes. If you’ve heard about new home starts being down nation wide, that absolutely does not apply to our local market here in Sarasota and Venice.


By the way, while we’re on the subject, you absolutely need your own Realtor when you’re looking for a new home. The builder advertised prices are the same. They rely on us to help them, and you should rely on me to help you. Check out my podcast on this subject.

Specializing in new home sales in my local market means I am dedicated to keeping you as a consumer up to date, so when I was invited to a breakfast meeting recently by The West Villages, I had to make sure I was there.

In case you’re not familiar with The West Villages, it’s a 10,000 acre master planned community that will eventually have 25,000 homes when completed. Right now, there are 7 neighborhoods, all from different builders, and all of them are building new construction homes and villas. The West Villages is THE hub of new home construction in Sarasota County.

So, here’s what’s happening in The West Villages. First, another new home community is coming online in late April called The Oasis at The West Villages. Oasis will be featuring 140 single family homes on wide lots, which means these homes will all have three car garages. The homes will be semi-custom, so I expect very few of what builders call inventory or quick move in homes will be available here. Base prices start in the mid $300,000’s and go up from there after lot premium and your semi-custom upgrades.

More news in The West Villages is the planned addition of a traffic light on Tamiami Trail at Islandwalk and Gran Paradiso coming sometime this summer. Another light will be installed at the intersection of Tamiami and West Villages Parkway by the end of 2018.

If you’ve been to Renaissance at The West Villages, you’ve seen how quickly those have sold. They’re opening a new phase in July of this year, and that will coincide with the grand opening of their huge community pool and club house. You’ll find their current quick move in homes, the video, and floor plans.

By the way, did you know that Mattamy Homes, the builder of Renaissance, is a Toronto based company and was named after the owner’s two children, Matt and Amy? Mattamy Homes is privately owned and is Canada’s largest home builder. Peter Gilgan, the owner, is building a legacy company.

During the West Villages breakfast meeting, someone sitting next to me said “Wouldn’t it be nice if all the fees and HOA fees for all these new home communities were listed in one place?” I couldn’t agree more, which is why I’ve compiled all this for you, and again, it’s on my website davidbarrhomes.com.
