Venice FL New Home Things to Consider

Buying a Venice FL new home is a popular option in our real estate market.  There's a lot that can go into the decision process you may not have considered.

I've been working with new home buyers this week to define their preferences.




One issue is exposure.  Do you want your lanai and pool area to face east or west?  East means morning sun, west means afternoon setting sun.  Will the lanai protect from the sun shining directly inside the home and increasing utility costs?

Another issue is view from the rear of the house and your lanai.  Do you prefer a preserve view, or a lake view?  Most builders charge premiums of up to $60,000 for a lake or water view, above the price of the home.  

Garage space is another thing to consider. In many Venice FL new home communities you have the option of a 2 or 3 car garage.  In Florida we do not have basements, so will you need a 3 car garage for extra storage?

Heated or unheated pool will be another question in your new home search.  Is the community itself getting so large that the community pool will be too busy for you?  If you decide on your own private pool, a heated pool will add cost to the construction of the home, and can possibly double your utility bills.  

Golf or no golf?  Working with new home buyers this week, I helped them evaluate the costs of living in a golf course community versus non golf.  What can happen when the builder turns management of the HOA over to the residents could be a major concern.

Are you paying cash or planning to mortgage your new home?  Are you planning on using a local lender?  Many of the new home builders have their own financing options, and are offering closing cost credits or rebates.

A new entrance serving a new phase of home construction is getting ready to open at Milano.



This entrance is south of the main Milano entrance off Jacaranda Road.  Milano is just a little over halfway built out.
